We are pleased to announce that a planning application has been submitted for a significant new business park at Bredbury, within the Metropolitan Borough of Stockport.
Led by our client, FI Property Group, the proposed development will deliver approximately 756,000 square feet of high-quality employment space, designed to support regional industrial and manufacturing businesses.
Located adjacent to Bredbury Park Industrial Estate, the scheme represents a major long-term investment in the area. It has the potential to support the creation of up to 1,000 jobs and generate an estimated 240 million pounds in social value over the next decade.
Shape Consulting Engineers has supported the project through the planning stage, delivering a comprehensive civil engineering design package across the site.
Our role has included the development of a site-wide drainage strategy incorporating sustainable drainage systems to manage surface water runoff and improve water quality. We have also delivered detailed highways design, including site access arrangements, internal road layouts, and connections to the existing transport network.
In addition, we have prepared an earthworks and levels strategy to balance the site and optimise development platforms, alongside coordinating infrastructure to ensure all utilities and servicing requirements are fully integrated within the wider masterplan.
Given the scale of the development, a key focus has been on designing efficient and robust infrastructure solutions that support the proposed employment space while aligning with the project’s wider sustainability ambitions.
The scheme includes a range of unit sizes targeting a BREEAM Very Good rating, alongside enhanced landscaping, improvements to public rights of way, and a 39-acre ecology zone that will remain undeveloped to support biodiversity and provide community access.
Following extensive consultation with the local community, the submission marks an important milestone. The project team will continue to work closely with stakeholders and Stockport Council as the development progresses towards delivery.
